What Does a Garage Floor Coating Cost in North Texas?

Most garage floor pricing online is useless, and everyone shopping for one figures that out fast. You get a per-square-foot range four dollars wide, or a “call for pricing” button, or a number that turns out to exclude the thing that actually makes a floor last. So here is how we price a garage floor, what sits behind each number, and what to look for when you put two bids side by side.

What we charge, published

These are installed prices for our one-day polyaspartic system on a slab in average condition. Grinding, crack repair, the base coat, a full flake broadcast and the clear topcoat are all inside the number.

A standard two-car garage in Wylie, Murphy or Sachse almost always lands on the $2,499 line. Three-car garages in the newer Plano, Frisco and McKinney subdivisions usually land on $2,999. The square-foot rate only takes over once you are past a four-car footprint.

What is already included

This matters more than the headline number, because the cheapest way to win a bid is to move work out of it. On our floors, all of this is in the price:

• Diamond grinding of the entire slab. Not acid etching, not a pressure wash. Mechanical profile is the single biggest predictor of whether a floor is still bonded in ten years.
• Minor crack repair. Hairlines chased open, filled and ground flush before any coating goes down.
• Moisture testing. We read the slab before we commit to a system.
• A full flake broadcast. Flake thrown to refusal, wall to wall, until the base disappears — not a decorative scatter.
• A UV-stable clear topcoat rated for hot-tire contact.
• Masking, containment and cleanup. Your driveway gets swept before we leave.
• A 15-year written warranty that transfers if you sell the house.

What legitimately costs more

We would rather tell you this before you book than surprise you on install day. Four things genuinely add labor:

Removing a failed coating

If someone rolled a big-box epoxy kit onto the slab and it is lifting, that has to come off completely before anything new goes down. Depending on how well it bonded — and the irony is that a badly bonded coating is cheaper to remove than a half-decent one — this can add a few hundred dollars and occasionally a second day.

Structural cracking

Hairlines are included. A quarter-inch crack that has moved, or a slab that has a lipped joint where one side has settled, needs to be chased, filled with a structural repair product and re-profiled. North Texas sits on Blackland Prairie clay that swells and shrinks with the weather, so this is not rare here.

Oil and chemical saturation

Surface stains grind off. Oil that has soaked into the concrete for fifteen years under a leaking truck has to be pulled out or the coating will not bond over it. That is a degreasing and poulticing step before grinding.

Elevated moisture

If the slab reads high — common on older garages with no vapor barrier under them, and on any slab that sits below the grade around it — the floor needs a moisture-mitigating primer. Skipping it is how coatings blister from underneath a year later.

Vertical surfaces, steps and landings

The published price covers the floor. Stem walls — the exposed concrete curb at the base of the garage walls — coving, steps down into the house and landings are all extra surface area and extra cut-in labor. Many homeowners skip them; the ones who do them usually say the floor looks unfinished without.

How to read two bids against each other

If you have one quote at $1,400 and one at $2,499 for the same two-car garage, they are not the same product. Ask each bidder four questions and the gap usually explains itself:

1. How are you preparing the concrete? “Diamond grinding” is the answer you want. “Acid etch” or “clean and prime” means the coating is holding on to the surface rather than biting into it.
2. How thick is the finished system? A real ground-and-broadcast floor comes in around 20 to 24 mils. A single-coat roll-on is often under 10.
3. Is the flake broadcast to refusal? Full broadcast means the flake is thrown until the base coat will not take any more. A “light broadcast” is a partial one, and it shows every tire mark.
4. Who is actually doing the work? We use TRC employees under TRC’s license and insurance. A lot of one-day-coating brands are a sales office that subcontracts the install to whoever is available.

Where the cheap quotes come from

There is a real market for a $1,200 garage floor, and we lose bids to it. What you are buying at that price is usually a single-coat system rolled over acid-etched concrete with flake scattered on top for looks. It will be beautiful for a summer. Then the first August comes, you pull a hot truck in after a long drive on fresh asphalt, and the tire lifts a dinner-plate-sized patch of it straight off the slab. We re-do several of those a month.

The other thing to watch is the quote that is cheap because half the work is a change order waiting to happen. If a bid does not mention grinding, crack repair or moisture at all, those are not included — they are simply not addressed yet.

Financing and deposits

We hold your install date with a $99.99 deposit. It comes off the total, and it is refundable in full right up until the crew begins work. The balance is due when the floor is finished and you have walked it with the foreman. There is no reason to pay for a one-day job in stages.

Getting your actual number

Our estimator asks six questions, takes about a minute, and sizes your garage from public property records so you do not have to go measure anything. You send a few photos, we confirm the price, and that price is what you pay unless the slab hides something the photos could not show.

What the same money buys, system by system

The published prices above are for our one-day polyaspartic floor, which is what roughly eight out of ten homeowners pick. But we install five residential systems, and it is worth knowing where the money goes if you are considering something else.

The epoxy system is genuinely cheaper, and it gets exactly the same diamond grinding and crack repair — the savings come from the base chemistry and the fact that it needs a second day rather than from cutting prep. What you give up is speed: three to four days before you can park, against twenty-four hours.

Quartz and metallic are different products for different problems. Quartz is thicker and far more impact resistant, which matters if you are dropping tools and dragging steel. Metallic is a hand-worked display finish and it is the only one where the price varies with how complicated the pattern is.

Why North Texas pricing is what it is

You will see national averages quoted online that are lower than ours, and there are two honest reasons for the gap.

The first is slab condition. We coat over Blackland Prairie clay, which moves more than the soil under most of the country. Crack repair is not an occasional add-on here, it is a routine part of nearly every job, and a quote that does not budget for it is going to become a change order.

The second is heat. A system that is fine in a Michigan garage will not survive a Texas August with a truck parked on it. The topcoat we use is specified for hot-tire resistance and UV stability because the alternative fails here specifically — we have re-done enough of those floors to stop being polite about it.

Questions worth asking about the price itself

• Is that the installed price or the material price? Some quotes separate them.
• Does it include the stem walls? Ours does not by default; some competitors include a short cove and price the floor higher.
• What is the warranty, in writing, and does it transfer? A verbal warranty from a brand that subcontracts is worth roughly nothing.
• What is the change-order process? Ours is a phone call before work starts, not a line on the final invoice.
